A Room With A View is a charming boutique B&B in a Grade 2 listed Georgian building, situated in Kemptown, directly opposite the iconic Brighton beach and a short stroll from the lively city centre.

You can choose from a variety of rooms to suit your needs, ranging from cosy singles to luxurious deluxe king-size suites. Every room is beautifully decorated and well-equipped with luxurious 5* mattresses, a flat-screen smart TV with internet access, a desk, complimentary refreshments, a Nespresso machine, and a minibar—everything and more to make you feel at home! Each room also comes with full en-suite facilities with spa-like bathrooms with power showers, heated mirrors, towel warmers, and high-quality toiletries, as well as bathrobes and slippers. Most rooms have walk-in wet room showers, but the deluxe rooms come with free-standing baths.

Some of the rooms even have private balconies and free-standing baths. Enjoying a premium spot opposite the beach and close to the Palace Pier makes this an ideal location for a stay in Brighton.

A bonus of this hotel is that you can park your car conveniently on-site, although spaces are limited. You can book directly for free parking. Although A Room With A View doesn’t have a restaurant on-site, you can add breakfast to your stay upon check-in, and with the Brighton city centre being 10 minutes away by foot, there are plenty of lunch and dinner options around to choose from.

Check-in starts at 2 pm, and check-out is by 11 am. Early luggage drop-off and late check-out may be available depending on room availability.
